You should have:

The key is submitting a complete loan application and supporting docs as quickly as possible.


This depends on the lender. For short-term loans (Fix & Flip, Bridge, Construction), we offer asset-based lending, which means no income verification required in most cases.
For DSCR rental loans, approval is based on the property’s income—not yours.


Most of our programs require a minimum credit score of 680.

Great question!

  • Hard Money Loans (HML): Often funded by lending companies with more structured terms. Great for fast closings and fix & flip projects.
  • Private Money Loans (PML): Typically funded by individual investors or smaller lenders. These loans are often more relationship-based and flexible.

Having an LLC or business entity is preferred and often required. We recommend setting up an entity to protect yourself and access better terms.
